Privacy notice
Affittizen handles data belonging to three groups: landlords, tenants and people applying for a tenancy. This page explains what we collect, why, for how long, and what you can ask of us.

Data controller
Affittizen S.r.l. is the controller of data collected through this site and the platform.

What we collect
Landlords and managers: name, contact details, billing details, and details of the properties and contracts you upload.
Tenants: name, contact details, lease details, payment history and maintenance reports.
Applicants: the details and documents you choose to attach to an application, such as an identity document, proof of income or references.
Property documents: energy certificates, systems certifications, registry extracts and floor plans uploaded during the activation journey.
Everyone: the minimum technical data needed to run the site, described on the cookies page.
Why we process it
To deliver the service you asked for: publishing a property page, collecting applications, running a tenancy, tracking rent and maintenance requests. Legal basis: performance of a contract.
To meet legal obligations, for example tax and accounting. Legal basis: legal obligation.
For support, security and abuse prevention. Legal basis: legitimate interest.
To put you in touch with a partner professional when you ask us to: in that case we share only the details they need to assess your case, and only with your consent.
For service messages. We do not send marketing without separate, withdrawable consent.
Applicants’ documents
Documents uploaded with an application are visible only to the landlord or manager of the property that application refers to.
When a selection closes, the documents of applicants who were not chosen are deleted. We do not build a permanent archive of documents belonging to people who never became tenants.

How long we keep it
Data for an active tenancy: for the life of the lease.
Accounting and tax data: for the period Italian law requires.
Data from unsuccessful applications: deleted when the selection closes.
Closed accounts: data is deleted or anonymised, except what the law requires us to keep.
Where the data lives
Data is stored on servers located in the European Union.
We use third-party providers for hosting, email and, in future, payments and identity verification. Each processes data on our instructions as a processor.

We do not sell your data
We do not sell, rent or pass personal data to third parties for commercial or advertising purposes.
Your rights
You may request access, rectification, erasure, restriction and portability of your data, and object to processing based on legitimate interest.
You may withdraw consent at any time, without affecting the lawfulness of processing before withdrawal.
You may lodge a complaint with the Italian data protection authority (Garante per la protezione dei dati personali).
