Terms of service

These terms govern the use of Affittizen. In short: we are a management tool, not a party to the lease, not an estate agency and not an intermediary for the rent.

Information, not advice

Affittizen Start provides general information and organisational tools about the requirements of letting a property. It is not legal, tax or technical advice and does not replace the opinion of a qualified professional.

Requirements vary by municipality, region, contract type and the landlord’s own circumstances, and the law changes over time. We work to keep the information base current, but we do not warrant that it is complete or up to date for your specific case.

Decisions about tax treatment, contract type, planning conformity and contractual clauses remain yours, to be taken with a professional where needed. We are not liable for the consequences of choices made on the basis of the platform’s information alone.

Professionals the platform introduces you to act on their own account: the relationship, the fee and the professional liability stay between you and them.

What Affittizen is

Affittizen is software that helps landlords and managers prepare a property for letting, collect applications and run the tenancy over time.

Affittizen is not a party to the lease, does not carry out estate agency work, and does not guarantee that a tenancy succeeds or that a tenant can pay.

The lease is concluded directly between landlord and tenant, who remain solely responsible for it.

Access to the platform

Landlords and managers create an account. Tenants gain access by invitation from the landlord or manager of the property that concerns them.

You are responsible for keeping your credentials confidential and for activity carried out with your account.

Published content

Anyone publishing a property page warrants that they are entitled to do so and that the information is accurate, complete and lawful, including mandatory disclosures such as the energy rating.

We may suspend or remove content that is plainly false, unlawful or discriminatory.

Using the platform to screen applicants on the basis of legally protected characteristics is prohibited.

Rent payments

Today rent is paid directly between tenant and landlord: Affittizen records the amount, due date and status, but never receives or holds funds.

When in-platform payments go live they will be operated by a licensed payment institution and governed by additional terms you will accept separately.

Service fees

Use of the platform is subject to the fees set out on the pricing page, payable by the landlord or manager. Tenants are charged nothing.

During early access, prices are indicative and may change on reasonable notice.

Limitation of liability

The service is provided without a guarantee of continuous availability. During early access, interruptions, errors and data loss can occur.

To the extent permitted by law, we are not liable for loss arising from the tenancy itself, from the choice of tenant, or from the acts of third parties.

Nothing in these terms limits rights the law grants to consumers.

Closing your account

You may close your account at any time and export your data beforehand.

We may suspend an account that breaches these terms or uses the platform unlawfully.

Governing law

These terms are governed by Italian law.

TODO before launch: state the competent court, taking consumer protection rules into account.
